Westleigh Homes (Westleigh) is one of the leading constructors of affordable housing across the Midlands region. Based in Leicestershire, Westleigh works with their Registered Provider partners and the Homes and Communities Agency to produce affordable new homes across the Midlands and beyond, ensuring the delivery of sustainable communities and quality homes that meet local needs. Their unique, land-led approach and in-house timber frame production ensures it is achieving market-leading margins.
Established in 1985 as a commercial property developer by Chris and Judy Brighton, Westleigh entered the housing market in 1992. Since then the company has grown turnover to almost £100 million, and in the last five years has delivered over 80 affordable schemes for more than 20 Registered Providers.
The founders were looking to extend Westleigh's geographical reach in neighbouring areas whilst also working closely with existing clients on meeting government targets for increased provision of social housing. They also wanted to take a step back from the business. Westleigh CEO Ian Jones, along with a new Finance Director and senior team, formed the driving force of these plans.
What difference did we make?
Palatine Private Equity were introduced to Westleigh and recognised the business set itself apart from others operating in the sector. We were asked by Palatine to advise them based on our understanding of the market dynamics and our commercial, hands-on approach.
We assessed the business plan put forward by the management team. After compiling a detailed review of future exit options for the business, together with feedback on how buyers would value the business at a future exit, we also reviewed the funding structure for the business under its new ownership, which culminated in the introduction of European Capital. We also project managed the various work streams to completion.
Having successfully completed the transaction, the business is now well set to continue its impressive growth record. The founders remain part of the business following the investment; Chris Brighton becomes chairman.
